Pre-Inspection- Prior to placing your home on the market, I have a home inspector check the major systems in your home to reduce any fears and surprises leading up to closing. MLS' This will be our strongest source of promotion. This is the system that allows your home to be listed through any internet real estate search. I take care of the photography of your property. This system directly markets your home to thousands and provides 24 hour information. Staging consultation' An interior designer will be assigned to provide a great first impression. A good consultation will result in top dollar offers on your property. Stagers help Buyers visualize the optimum possibilities of your home, making it very competitive in the marketplace. JustinHolder.com' This is my personal site that is highly marketed and receives a high volume of buyers. Your home will be spotlighted in 'Featured Homes.' Buyer's Guide' I will prepare high-quality, color brochures available at both showings and the Take-One box outside. Contact Neighbors' I personally contact neighbors to let them know your home is on the market and question them for leads. Open Houses' Many agents no longer host Open Houses due to time constraints with other clients. I feel if you'd like one, I'm happy to personally host it. Weekly E-mails- I have an e-mail mailing list of about 350 people. Each week, I send an e-mail newsletter informing them of what homes I have listed and upcoming open houses. It's great exposure to many folks. Daily News Journal- Newspaper is still a must. Potential buyers are trained to search the Sunday Homes section. I will make sure your home has good visibility in this section. Buy-A-Home Magazine: These are available in most convenience and grocery stores. It's a full-color magazine that showcases homes in Murfreesboro and surrounding areas. 800-Number- I've purchased multiple 1-800-lines and assign them to each home. The number is on the sign and allows buyers to call and listen to an audio walk-through of the home 24 hours a day. Within 3 seconds of them calling the number, the call is traced and e-mailed to my Blackberry. I'm then able to contact them immediately to follow up any questions the caller may have and offer a showing. Community Involvement' Nothing is better than word of mouth advertising. Through serving as President of Kiwanis, Diplomat for the Chamber of Commerce, and other local projects, I'm in constant contact with my community. It provides opportunities each day to mention your home. Handyman service' When your home goes on the market, I make sure it's in showroom condition! A handyman will be sent to your home to repair minor defects such as: paint touch-ups, drywall patches, and yard work. It's my goal to make selling as stress free as possible. Visual tour' Because most consumers tend to view your listing through internet searches first, I make sure your home has great internet presence. I'll will take care of having a Visual Tour built for your home. This is state of the art technology that allows photographs of rooms that allow the viewer to see 360º. It's an amazing tool! Your home will be viewable on Realtracs.com, Realtor.com, Bobparks.com, JustinHolder.com, Homes.com and other MLS linked search engines. Agent caravan- I will coordinate an office tour of your property, inviting more than 130 of the areas top real estate professionals. Not only does this time provide crucial feedback, it sparks ideas of possible prospects. Relocation program- Bob Parks Realty is very aggressive in national relocation programs. Your property will be included in local real estate information that's directed to area major employers. |
